1. Why 45 Degrees is a Red Flag
The “Stick” Test: If you see these cracks, try the doors and windows in that room. If they stick, rub, or have uneven gaps at the top, the frame has been pulled out of square by a shifting foundation.dentials and Insurance
Differential Settlement: These cracks usually appear when one part of the foundation is sinking faster than the rest. The diagonal shape is the result of “shear stress”—the house is literally being pulled in two different directions.
Foundation Failure: Unlike cosmetic drywall cracks, a 45-degree split often indicates that the footer or the slab has cracked and shifted.

Foundation Problems?

Pro-Tip: Check the Exterior
If you spot a diagonal crack inside, head straight outside to the same spot.
- Stair-step cracks in the brickwork or mortar are the exterior equivalent of that 45-degree interior line.
- If the crack is wider at the top than the bottom, the foundation is dropping away from the center.
- If it’s wider at the bottom, the center of the house might be “heaving” (pushing up).
Bottom line: If you’re walking a potential flip and see those diagonals, don’t just plan for extra drywall mud. Bring in a structural engineer before you close; it might be time to walk away or ask for a massive credit.
